I. Purpose

These terms and conditions of sale govern the seasonal rental of the furnished accommodation offered under the name “Gîtes Adalia” by S.C.I. ADALIA BRIARE, whose registered office is at 15, rue des Tanneries, 45250 Ouzouer-sur-Trézée, registered with the Orléans Trade and Companies Register (SIRET 999 701 105 00010), and who can be contacted at contact@gites-adalia.com.

Any booking implies the customer’s full and unreserved acceptance of these terms and conditions.

II. Booking

Bookings are made online on the gites-adalia.com website. The customer chooses the dates of the stay (minimum stay: 2 nights) and the number of guests, within the capacity stated for each accommodation (guests aged 11 or under are considered children, and under 2 for the Studio « Le Colombier »; above these ages they count as adults), then enters their details and accepts these terms and conditions.

The booking is then recorded as awaiting payment. It becomes firm and final upon receipt of full payment for the stay; a confirmation email is sent to the customer.

III. Prices and payment

Prices are expressed in euros, all taxes included, tourist tax included. The total price of the stay is shown to the customer before the booking is confirmed.

The customer pays for the entire stay when booking, either:
- by bank card (CB, Visa, Mastercard), via the secure Stripe payment platform: the booking is confirmed immediately once payment is accepted. Bank details are processed exclusively by Stripe and are never stored on our servers;
- by bank transfer to the account of S.C.I. ADALIA BRIARE, whose details are provided when booking and in the confirmation email. The transfer must be received within 48 hours of booking; failing this, the booking is automatically cancelled and the dates are made available again. Any bank charges are payable by the customer.

Any refunds (see article IV) are made using the same payment method as the one used for the booking.

IV. Cancellation policy

A - Short stays (less than 4 weeks):

- Cancellation more than 48 hours before arrival: full refund of the amount paid (less any bank or administration fees). - Cancellation less than 48 hours before arrival: the first night remains due. The balance of the stay is refunded in full.
- Cancellation during the stay / early departure: unused nights are not refunded, except in cases of force majeure or by exceptional agreement of the owner.

B - Long stays (4 weeks or more):

- 14 days’ notice is required for any cancellation or early termination of the stay. Nights falling within the notice period remain due.

C - Cancellation by the owner:

- If we cancel, all sums paid will be refunded to you immediately.

V. Arrival and departure

Check-in is from 3 pm and check-out is before 12 noon, unless otherwise agreed in advance with the owner.

VI. Liability

The customer is liable for any damage caused to the accommodation, furniture or equipment during the stay, and undertakes to report it to the owner without delay. For stays of less than 4 weeks, no security deposit is required. The customer nevertheless remains liable for any damage found: the costs of repair, replacement of missing items or additional cleaning (if the accommodation is not left in a reasonably clean state) will be invoiced to them on presentation of supporting evidence (photos, quotes or invoices), and they undertake to pay them within 15 days.

For stays of 4 weeks or more, a security deposit of €200 for the studio and €300 for the apartments is required. It is paid by bank transfer no later than 48 hours before arrival and is not cashed as payment for the stay. It is returned within 7 days of departure, less any of the costs mentioned above, on presentation of supporting evidence. The owner cannot be held liable for valuables left unattended by the customer, nor for inconvenience due to causes beyond their control (network outages, bad weather, noise from neighbours). The customer is advised to check that their civil liability/holiday insurance covers their stay.
